At this time of year there are plenty of potential lake home buyers perusing real estate listings online while in the warmth of their home in Minnesota or in a warmer climate but the foot/boot traffic going into lake homes for sale is pretty tame at this time of year. This is typical but what is different this year is that there are fewer lake homes to choose from for buyers. The number of lake homes within associations (shared lakefront access) that are for sale is down 30 percent versus the prior year. There are 7 percent fewer lake homes for sale that aren’t a part of an association compared to last year.
The number of potential buyers looking seriously will increase greatly as we move closer to Memorial Weekend but if you are planning on putting your lake home on the market, it might make sense to get it on the market soon, even though spring seems like it may never arrive and there is a blizzard warning today, as your lake home will get more attention because of the low inventory.
Here are three of our lakefront listings at Counselor Realty that I like and that also fall under the average sale price for lake homes in 2013 in the Greater Alexandria Association of REALTORS MLS:
1748 County Road 120 NE (Lake Le Homme Dieu)…$169,000 (update: sold)
Why I like it: Price and location. Good luck finding any homes that are desirable on Le Homme Dieu, Carlos or Darling under $200,000. This home is part of a small association called Interlachen Shores and while it is in the rear of the community it is a fantastic location at Lake Le Homme Dieu.
2568 County Road 120 NE, #4 (Lake Le Homme Dieu)…$219,000 (update: sold)
Why I like it: Price and Frenchman Cove. It isn’t below $200,000 like the previous listing but this is still a bargain and has very little competition. Frenchman Cove is an association where properties have historically sold very well. It is the only lakefront community on The Chain of Lakes that has an inground pool and has very neat grounds with a paved walking path where you have an expansive view of Le Homme Dieu and can see Lake Carlos. Like the previous listing, this one is in the rear of the development.
3610 N Nokomis St NE, #208 (Lake Carlos)…$229,000
Why I like it: Not to be redundant, but it’s the price and location. Except for there being no in-ground pool, I could pretty much copy and paste what I wrote about the Frenchman Cove listing. This is at Blakes by the Lakes and unlike the first two, this home has a direct view of Lake Carlos.
