The real estate market in Alexandria takes a breather in the fall but what a great place it is to have that breather. The number of new and ‘pending’ (under contract but the closing hasn’t been completed yet) slows and for that reason, it still is a good time for a new listing. Having fewer new listings means that your property will possibly stand out more than it would during busier times of the year such as spring. Ofcourse a smartly priced property is always going to increase your chances as well as using all available technologies such as aerial videos, aerial photos and immersive VR tours where people can click with their mouse, or tap on a smartphone or tablet, to virtually walk through a home. It is the closest thing to visiting a home in person. In my opinion, if a potential buyer has viewed a home online with a VR tour and subsequently they schedule an appointment to view the home in person, it is like a second showing and the chances of an offer greatly increase.
One of my partners at ABR listed a home in the Scenic Heights neighborhood recently that went under contract after being on the market for a week and you can check out the VR tour below. This is one of a handful of ‘orbit’ homes that were built in Alexandria by a builder named Norb Schmidt. They are energy efficient homes and were built during the energy crisis in the 70’s.
