There are many lakes to choose from in Douglas County, Pope County and Todd County. Most potential buyers will tell you what they want is very few, if any, steps to the shoreline. ‘Level’ is the word most often used.
A challenge with a successful hunt is a) most everyone wants this quality in their lake lot (high demand) and b) it is in short supply. There are many beautiful lakes but a limited number of ‘level’ lots. The most expensive real estate is at Alexandria’s Lake Carlos, Lake Le Homme Dieu and Lake Darling. At these three lakes, there is a limited amount of level lakeshore with sandy, bottomed shoreline. Bare lots with those qualities have sold for over $500,000.
People that own level sandy, lakeshore often won’t sell and instead the lake property will be passed within their family.
What all this means is if you want to enjoy life at the lake and don’t have an unlimited budget and aren’t going to live forever (i.e. are alive when someone decides to sell their lake property with level, sandy shoreline), it is a good idea to consider being okay with steps down to the boat and sand. I have written blog posts similar to this one every year but that is because every year I experience buyers that are frustrated by what they are finding in their price range. Or, not finding.
