If you own a lake home or lake lot and are consider selling, my advice is don’t sell before exposing your property to the Multiple Listing Service. A scenario is possible where a seller accepts and signs a Purchase Agreement from a one-time showing because it is a perfect fit for them and netting the highest dollar amount isn’t a priority. But if money matters to you, don’t sell without listing your property with a member of the Multiple Listing Service.
Last year I saw listings added to the MLS as “new” and then quickly changed to “pending” a number of times. This means the lake property is sold when it is added to the MLS. It has happened a handful of times this year. Big mistake if you like money. I will keep this article short but ask yourself a question. In a tight market where it is prime time to be a seller of a lake property, don’t you think there would be someone else interested in paying more if exposed to potential buyers? Yes, giving someone the opportunity to buy at what is perceived to be a premium price could be achieved if the buyer agreed that they might miss out if the lake home or lake lot was in the MLS. I haven’t seen it yet in Alexandria’s market. All have been, in my opinion, which is backed up by data, leaving a significant amount of money on the table. Not thousands but tens of thousands. If one person knows about your lake property and makes an offer, it seems highly likely there would be more. And I can you tell you from hands on experience, there are one, two, and even three buyers that will exceed expectations.
