Every real estate sale isn’t always brokered by a member of the Multiple Listing Service that serves Douglas, Pope and Todd counties. Closed real estate transactions in Minnesota are public information and I track the sales closely to have a better understanding of where the buyers are coming from and also can see whether cash was used, financing (even the percentage financed), or a Contract for Deed.
A lake home sale that closed late in May may catch your attention. In the aerial photo (7/21/2020) below look for a red home with white trim in the center of the picture. It has 99 feet of frontage on Lake Darling and sold for $1,315,000.
What caught my attention is the steps down to the lake. Those steps significantly impacted demand before 2020 but the limited supply of Darling, Carlos, and Le Homme Dieu homes for sale still, for the most part, has lake home owners in a advantageous position at the big three if they want to sell.
